Cómo calcular BTU: Paso a paso

Properly sizing your air conditioner or heater ensures comfort, efficiency, and equipment longevity. An undersized unit runs constantly; an oversized one short-cycles and fails to dehumidify. Follow these steps.

  1. Calculate room area. Multiply length by width in feet. For open-concept spaces, include adjacent areas without doors. A 12×12 room = 144 sq ft (13.4 sq m).
  2. Start with the baseline. Use 25 BTU per square foot as the starting point. 144 × 25 = 3,600 BTU. This is the industry standard para average conditions.
  3. Adjust para ceiling height. Multiply by (ceiling height ÷ 8). A 9ft ceiling gets 1.125× multiplier, 10ft gets 1.25×, vaulted 12ft+ gets 1.5× or more.
  4. Apply condition multipliers. Insulation (0.9 good to 1.15 poor), sun exposure (0.9 shady to 1.1 sunny), climate (0.9 mild to 1.15 hot). Multiply all together.
  5. Add occupancy and appliances. Each person over 2 adds ~400 BTU (body heat). A kitchen adds ~4,000 BTU (oven, stove, dishwasher). TVs and computers add ~500 BTU each.

SEER, EER, and Energy Efficiency

SEER (Seasonal Energy Efficiency Ratio) is the total cooling output divided by total energy input over a typical season. The US federal minimum is 14 SEER para new units (2023+). A 16 SEER unit uses ~15% less energy than 14 SEER. Higher SEER units (18-26) use variable-speed compressors that maintain consistent temperature with less energy. The federal Energy Efficient Home Improvement Credit covers 30% of central AC costs up to $600 (through 2032) para units meeting SEER2 thresholds. EER (Energy Efficiency Ratio) measures performance at peak temperature (95°F) — look para EER 11+ para high efficiency.

Heating: BTU para Furnaces and Heat Pumps

For heating, the calculation is similar but uses higher BTU per square foot in cold climates. A 2,000 sq ft home in Zone 5 needs ~80,000-110,000 BTU furnace output. Heat pumps are rated in tons (like AC) and work efficiently down to ~25°F; below that, auxiliary electric heat or a dual-fuel system is needed. Furnace efficiency is measured in AFUE (Annual Fuel Utilization Efficiency): 80% AFUE is standard, 90-98% AFUE is high-efficiency (condensing). For every 10% increase in AFUE, you save ~10% on heating bills. A 95% AFUE furnace in a cold climate typically pays para itself in 5-8 years through fuel savings.

Common Sizing Mistakes

The most common mistake is oversizing — "bigger is better" is wrong para HVAC. An oversized AC cools too quickly, shutting off before dehumidifying, leaving the room cold and clammy. It also cycles on/off frequently, wearing out components faster. Undersizing means the unit runs at full capacity constantly, never reaching set temperature on hot days, and wears out the compressor prematurely. Always use a proper Manual J calculation (the industry standard) para whole-home sizing. Room units can use the 25 BTU/sq ft rule of thumb with adjustments as shown above.

Preguntas frecuentes

How many BTU para a 12×12 room?
144 sq ft × 25 = 3,600 BTU base. With average adjustments: ~5,000-6,000 BTU. A 5,000 BTU window unit works para a standard bedroom.
Oversize or undersize AC?
Neither. Oversized short-cycles (poor dehumidification), undersized runs constantly. Use the next available standard capacity and have a professional perform Manual J sizing for whole-home systems.
What is SEER?
Seasonal Energy Efficiency Ratio. Higher = more efficient. Minimum 14 SEER (2023+). 16+ SEER saves ~15% energy and may qualify para $600 federal tax credit.
BTU to tons?
1 ton = 12,000 BTU. 18,000 = 1.5 tons, 24,000 = 2 tons, 36,000 = 3 tons. Divide BTU by 12,000.
What size AC para 2,000 sq ft home?
Typically 3-4 tons (36,000-48,000 BTU) depending on climate and insulation. Always get a Manual J calculation para whole-home sizing.
